Every tenancy, on the record

Ask a Mauritian landlord how a tenancy is going and they scroll their WhatsApp: a rent transfer here, a photo of a leak there, a promise from March somewhere above that. The information exists; the record does not. When the deposit is disputed or the owner asks where the money went, everyone reconstructs history from memory.

Lakaz is the record. Each property carries its tenancies, each tenancy carries its lease, deposit, rent book and inspections, and each month closes with an owner statement that lists rent in, fees out, repairs and syndic charges, down to the rupee. The WhatsApp messages still happen; now they come from the system and land in the file.

It is in build now, assembled from Kolab bricks already working: the inspection app with photo checklists and on-screen signatures, the shared calendar with conflict detection that becomes the viewings diary, and the expense patterns that become owner statements. Founding agencies and landlords shape what ships first.

When does Lakaz launch?
It is in build now, assembled from bricks already working, with the inspections app built and in use. Founding agencies and landlords start with the rent book and inspections core and shape the rest. Nothing is charged before general availability.
Does Lakaz collect the rent itself?
It records and chases rather than collects: reminders go out, tenants pay by transfer or Juice as they do today, and you record the payment with its reference. Payment integration via MauCAS is on the roadmap, and we will be honest about timing.
We manage everything in Excel and WhatsApp. How painful is moving?
Properties, tenancies and balances import from CSV, and the old WhatsApp habits do not have to die: the same messages now come from Lakaz and file themselves. Assisted setup is quoted in rupees, fixed.
What if the property is inside a co-ownership?
That is the point of the MySyndic adjacency. Syndic charges pass through to the owner statement, and an agency that also runs the syndic manages both from one login.
Can owners see their properties directly?
Owners receive their statements and inspection reports, and an owner portal with live access is planned. Founding customers decide how much owners should see, and when.
How are tenant documents and photos protected?
IDs, leases and inspection photos are held for defined purposes under the Data Protection Act 2017, access is scoped by role, and retention rules clear what should not be kept forever.
